Sit down with a licensed mortgage broker before you apply. Paramount Loan Services has helped Glendale and Los Angeles borrowers find the right loan since 2006, and a first appointment costs nothing.
A home loan appointment is a conversation, not a commitment. You tell us what you want to do — buy a home, refinance, take cash out, or finance a project — and we walk you through the loan programs that could fit, in plain English.
Paramount Loan Services is a mortgage broker, not a direct lender. We do not underwrite or fund loans; we place them with the lenders behind each program. That means one appointment with us covers options from many lenders instead of one bank’s menu.
Our office is at 611 E Glenoaks Blvd, Glendale, CA 91207, and we answer the phone at (818) 500-4009, 9:00 AM to 5:00 PM, Monday through Friday. Tom Tumyan, our owner and Senior Loan Officer, follows up on every application personally.
Book whichever way is easiest for you. Every route reaches the same Glendale team.

Yes. The first conversation is a free consultation with no obligation to apply. We use it to understand what you want to do and which loan programs could fit, so you can decide your next step with real information instead of guesses.
Bring your goal and the basics: whether you are buying or refinancing, the price range or property you have in mind, how you earn your income, and roughly how much you have for a down payment. If you are self-employed, it helps to know whether you file tax returns that show your full income — bank statement loans exist for borrowers whose returns do not. You do not need a full document file for a first conversation; the lender will ask for documents once you apply.
Any program we place: conventional, FHA and VA home loans; HELOCs and cash-out refinances (HELOC & HELOAN); bank statement and other non-QM loans; ITIN loans for borrowers without a Social Security number; hard money and fix-and-flip; construction loans; commercial loans; and equipment financing. If you are not sure what you need, that is exactly what the appointment is for.
If you decide to move forward, you apply for your house loan online or with us directly. From there our process has four steps: Apply, Pre-Qualify, Processing and Close. We review your financials for a pre-qualification letter, then handle documentation, appraisals and underwriting with the lender while keeping you informed at every step.
Every loan is underwritten by the lender on its own facts. Nothing on this page is a rate quote, a loan offer, or a promise of approval, and the mortgage calculator is for illustration only.
